The incredible density of our quality-controlled Nordic spruce timber is visible to the naked eye. You can try counting the rings yourself and comparing how many years it took to grow the timber we use versus the lower-quality timber.
Grown in the cold northern climate, the Nordic timber puts on tighter growth rings, which makes it denser, stronger and more stable than faster-grown softwood – so it resists warping and stands up to British weather.
The logs are precision-cut on German machinery to a tight tolerance, then interlock with a tongue-and-groove system that pulls the walls together into a rigid, weather-tight shell.
It’s the difference between a building that holds its shape for decades and one that twists and gaps within a few seasons.

Summer houses aren’t one-size-fits-all, and the layout matters as much as the footprint. A single room suits a reading nook or a compact office; add a veranda and you gain covered outdoor space; add a side shed and you keep storage separate from your living area.
The most flexible buildings combine several of these. A model with an internal room, a covered patio and a sauna, for example, can do the work of half a dozen spaces: a private sauna and spa, a spot for hosting dinners in the open air, somewhere for guests to stay over, a quiet room away from the main house, or a small art or writing retreat that’s ready whenever inspiration strikes.

Every building we sell is a summer house kit – pre-cut, pre-drilled and supplied flat-pack with all the timber, fixings, doors and windows, plus clear instructions.
That makes a self-build genuinely achievable: our smaller DIY summer house kits are designed so that a competent pair of hands can put up a smaller model over a weekend, not over weeks.
If you’d rather build your own summer house kit at your own pace, you can – and if you’d rather not, our assembly team will install it for you, often in a day or two.
Either way, you get the same well-engineered flat-pack summer house. Whether you’re after a simple cabin or one of our larger self build summer house kits for sale, make sure to ask for advice from our sales team.
For large or complex projects, we recommend professional installation, but if you are experienced, self-build may still be a reasonable choice.
Understanding wall thickness
Wall thickness is one of the biggest factors in how a summer house feels and lasts, so it’s worth understanding before you buy.
Most of our range is built with 44mm walls, which give a solid, well-insulated building suitable for three-season use and, once you add an insulation kit and heating, comfortable use through winter too.
Many 44mm models can be upgraded to thicker walls if you want more thermal mass. For the most robust buildings – larger footprints and anything you’ll use intensively year-round – we offer 70mm walls and 80mm glulam. Glulam (glue-laminated timber) is engineered from bonded layers, which makes it exceptionally straight and stable across a wide span.
We also carry a small number of lighter 21mm models. These do exactly what they’re meant to, but they’re not a substitute for a thick-walled building if you plan to use the space in cooler weather. As a rule: the more you intend to use it outside high summer, the thicker the walls should be.
Glazing matters just as much. Most of our buildings are a summer house with double glazing as standard, which makes a real difference to warmth and noise; a few models are single-glazed, and this is always stated clearly on the product page.
If you’re weighing a summer house with double glazing against a single-glazed one, the double-glazed building will always be warmer, quieter and cheaper to heat. All buildings sit on pressure-treated foundation bearers, and all 44mm and above models include concealed storm braces and steel strengthening for extra rigidity in exposed gardens.
Insulated summer houses: choosing the right add-on
An insulated summer house is a year-round one – this is why we provide two separate insulation options: Floor and Roof Insulation Kit and Full Insulation Kit (floor, roof and walls).
Our summer houses are not built to be used as residential cabins as is, but by adding insulation, use can be extended through the colder seasons. Paired with a heating source, an insulated summer house can be comfortably used during winter.
When full insulation isn’t needed, many people still opt for floor and roof insulation to keep the temperature of the cabin comfortable during hot weather. This is because an insulated summer house stays cooler during summer and warmer during autumn and winter.
Summerhouse24 always recommends insulating the cabin immediately during installation instead of retrofitting later. This makes for the tightest seal and prevents the likelihood of problems later on. Make sure to add your chosen insulation kit at the point of order to have it fitted from day one.

Heating a summer house
Besides insulation, most people want to heat their summer house during cooler evenings or the colder seasons.
The simplest option is an electric heater – a wall-mounted panel or oil-filled radiator on a thermostat is quiet, controllable and easy to run once you have power to the building. Infrared panels are another popular option. A qualified electrician can install a proper mains supply with sockets and lighting; for lighter use, a plug-in lead from the house or a solar setup can be enough.
Other solutions include portable fan heaters, air conditioners with heating, and ceramic heaters.
It may even be wise to combine a few different options – such as a primary electric radiator that keeps the room from getting too cold (necessary when there’s electronics in the summer house) and a fan heater that provides a blast of warmth when needed.
If you’d rather not run electricity at all, a well-insulated building holds warmth surprisingly well on its own, and a wood-burning stove can also be an option – though a stove needs the right clearances and a flue, so it’s worth planning from the outset rather than adding later.
What base does a summer house need?
Yes, every summer house needs a firm, level base, and getting it right is the most important thing you’ll do for the building’s lifespan. An out-of-level base can twist the walls, jam doors and cause other problems.
A concrete slab is the gold standard: flat, permanent and ideal for larger or heavier buildings. A strip foundation uses less concrete. Paving slabs on a compacted, well-drained sub-base work well for small and mid-size models. A timber frame or ground-screw base is a good option on uneven or sloping ground and avoids a big concrete pour. If you are unsure of the correct base for your situation, ask us for advice.
Whichever you choose, the base should be at least as large as the building’s footprint and dead level across its whole area.
If you’d rather not pour concrete or lay slabs, we can supply a summer house base kit – an adjustable foundation system – alongside your building, so the base and the summer house arrive together and it goes down level first time.
How much does a summer house cost?
There’s no single price, because a summer house is really a set of choices. The main things that move the figure are:
Size and wall thickness – a larger footprint and thicker 44mm, 70mm or 80mm glulam walls cost more, but buy you a more usable, better-insulated building.
Insulation

Looking for a cheap summer house in the UK?
Being budget-conscious is sensible – skimping on the wrong things isn’t.
One of the most common regrets we hear is buying on price alone and ending up with thin walls that wind cuts straight through, panels that warp, and a building that’s cold and unusable for half the year.
A very cheap summer house rarely stays cheap once you’ve replaced it. Spend your budget where it counts – wall thickness, structural quality and glazing – and if money is tight, two better routes are to buy during our autumn and winter sales or to spread the cost with finance, rather than dropping to a flimsy building.

Do you need planning permission for a summer house?
In most cases, no. Summer houses usually fall under permitted development, meaning you can install one without a full planning application – provided it meets the standard conditions. Here are the general requirements:
- it won’t be used as permanent living accommodation
- it’s single-storey
- the eaves are no higher than 2.5m
- the overall height is under 4m (dual-pitched roof), 3m (any other roof), or 2.5m if it’s within 2m of a boundary
any decking sits no higher than 0.3m
it (with other outbuildings) covers no more than 50% of the land around the original house - it’s placed behind, not in front of, the house
Building regulations generally don’t apply to a summer house under 15m² with no sleeping accommodation, and often don’t for buildings between 15m² and 30m² that have no sleeping accommodation and are set at least 1m from boundaries or built substantially from non-combustible materials.

Are your summer houses DIY self-build kits?
Yes. Every building is supplied as a pre-cut, pre-drilled flat-pack summer house kit with all the timber, fixings, doors, windows and instructions included. A competent DIYer can put up a smaller model over a weekend, and the tongue-and-groove system pulls the walls square as it goes together. If you’d rather not build it yourself, our team can install it for you.
Is summer house installation included?
Installation isn’t included in the base price by default, but it’s available as an add-on on every model, and our team typically completes a build within one to two days. For larger buildings, it’s well worth adding.
Do your summer houses come with double glazing?
Most of our summer houses come with double glazing as standard, which keeps them warmer, quieter and cheaper to heat. A small number of models are single-glazed; this is always stated clearly on the product page so you know exactly what you’re buying.
Do you need planning permission for a summer house?
In many cases, no.
Most smaller summer houses fall under permitted development, so no planning application is needed as long as the building is single-storey, kept below the height limits, isn’t used as permanent accommodation, and doesn’t cover more than half the garden.
If you do need planning permission, the process is a straightforward one these days, with most applications getting approval (86.7% national average reported by PlanningLens in 2026).

How do you insulate a summer house?
If you’re planning to insulate your summer house, the most effective route is a dedicated insulation kit that you can add to your order.
We always recommend that the insulation be installed during the build and not added later.
For a lighter option, you can insulate the floor and roof only. We recommend and provide 25mm rigid insulation boards to fit between the foundation beams and 25mm insulation boards and 11mm OSB sheets for the roof.
If you’re looking for something more extensive, opt for the full insulation kit, which also includes 100mm rockwool panels, wind barrier, cladding and window/door reveals and metal sills for the walls.
How do you heat a summer house?
An electric panel or oil-filled radiator on a thermostat is the easiest and most controllable option once the building has power. For light use, a plug-in heater or solar setup can be enough, and a well-insulated building needs very little to stay comfortable. A wood-burning stove is possible on some larger models but needs the right clearances and a flue, so plan it from the outset.

A firm, level base is essential. A concrete slab is best for larger buildings; paving slabs on a compacted sub-base suit smaller models; and a timber-frame or ground-screw base works well on uneven ground. We can also supply a base kit alongside your building. The base should be at least the size of the building’s footprint and completely level.
Does a summer house add value to a property?
A well-built, attractive summer house can add usable space and kerb appeal that buyers value, and a garden office in particular has become a genuine selling point. Online sources report an increase of 5-20% in value.
How close can a summer house be to a fence?
You can usually place a summer house near a boundary, but height matters: within 2m of a boundary, permitted development caps the overall height at 2.5m. Position it further in and you have more height to play with. Always leave enough gap around the building for airflow and maintenance, and always check your council’s specifics.
What paint should you use inside a summer house?
Use a water-based paint or stain made for interior timber. It lets the wood breathe and reduces the risk of trapped moisture, and lighter shades make the interior feel brighter and more spacious.
